Revitalizing Tradition: The Renovation of Smith Johnston Residence Hall at Reinhardt University

At Reinhardt University, tradition and innovation intersect in a striking renovation project that brings new life to the historic Smith Johnston Residence Hall. Completed by National Management Resources Corporation (National), this transformation melds the charm of mid-century architecture with the demands of modern student living. 

Jeff Dale, Facilities Director at Reinhardt University, oversaw the two year project updating this classic dormitory while preserving its unique character. Ten employees contributed to the various aspects of the renovation with a budget of $14,500/room.

Breathing New Life into a Classic

Originally built in 1958, Smith Johnston Residence Hall stood as a testament to the architectural style of its time. However, as the years passed, the need for modernization became clear. Jeff met with Reinhardt’s President and Provost in 2022 to discuss the renovation goals. 

Renovation strategy was multifaceted, incorporating both aesthetic enhancements and practical upgrades. The renovation design centered on creating a welcoming environment that aligns with contemporary living standards while honoring the building’s storied past.

Fourteen rooms on the second level were completed in August 2023. Six rooms on the first floor have been completed with the final four rooms projected to be completed Summer 2025. 

Design and Aesthetics

One of the most striking aspects of the renovation is the new interior design.  National’s team skillfully integrated modern elements with the hall’s classic features. The updated windows and window casings allow for more natural light, complementing the fresh coat of paint and the newly installed drywall. The addition of brick feature walls and wooden baseboards adds a touch of elegance and warmth, bridging the gap between past and present. These elements not only enhance the visual appeal but also improve the hall’s overall functionality and comfort.

Upgrading Connectivity

In partnership with Reinhardt University’s IT department, a significant upgrade to the dormitory’s wireless internet accessibility and network connections was implemented. Understanding that a robust digital infrastructure is crucial for today’s students, the renovation includes enhanced network capabilities to support the growing demands of academic and social connectivity.

Embracing Sustainability

Sustainability was a key focus of the renovation. The installation of LED lighting throughout the residence hall not only reduces energy consumption but also lowers maintenance costs. New wiring and advanced sensors for fire safety contribute to a safer living environment, demonstrating a commitment to both the well-being of the students and environmental stewardship.

Thanks to collaborative efforts and partnership students now have access to a modern, sustainable, and engaging living space that supports their educational journey. It stands as a testament to the successful integration of traditional charm with contemporary needs. The renovation not only preserves a piece of the university’s history but also sets the stage for future generations to thrive in a thoughtfully updated environment.
